STAGING

Did you know 83% of buyers' agents said a staged home makes it easier for their clients to visualize the property as a future home?
As part of our real estate services, we will work with you to come up with the best strategy for selling your home.
Sometimes this is as simple as removing personal items (family photos etc.) from the walls and doing a deep clean. Sometimes this includes a partial stage, where we work with the Items you have and add in decorations from our Inventory to make the space more neutral and visually appealing. In other instances, if the home Is vacant, we will do a full stage or a virtual stage of the home depending on It's size and target market.

NEW CONSTRUCTION

I know the buyer of this home through mutual friends.  She told me that she had seen this house vacant and couldn't picture the living room layout and thought it might be too small.  It was't until she came through another open house after it was staged that she made an offer.

MAIN FLOOR

We helped this client sell her home here in Rochester after she had moved out west to be closer to her family. The house was already vacant when we were brought in to sell and stage the house. The open concept of the main floor made this stage easy and fun!

THE FIRST

On a Budget

Lee presented me with the challenge of staging a vacant listing he had coming.  This listing had sat unsold for many years, listed by multiple other agents.  He gave me a $1,000 budget to buy some staging furniture.  Challenge accepted.  I bought the Ikea Ektorp sofa and two chairs along with dining table and chairs on Facebook Marketplace.  All of the metal barstools were from Goodwill.  they were brand new in the original boxes, all from Target.  It turns out, Target donates unsold items to their local Goodwill.  The coffee table, rugs, pillows, throw blankets, and most all knick knacks came from Tj Maxx.

SMALL SPACE

By far the smallest home I have staged, only 3 beds & 1 bath, this little cutie was fun.  When I saw the upper loft area, I immediately knew what I would do.  I made it into a little girls room with two twin beds.  The rug and heardboards are from Amazon.  The nightstand is from TjMaxx.  The bedding, lamps, and decor from Target.  The storage ottomans were from Facebook marketplace and I dressed them up with some faux fur rugs from Hobby Lobby (50% off of course!).

PARTIAL

This was the first time I staged a home that was not vacant.  The sellers asked that I use what I could from their furniture and bring in the rest.

The process: I went to see the home and took some photos.  I then sent them a document depicting what I would suggest they remove from the home and explained what I would bring in.

The result: I used their dining room table, barstools, and couch.  I brought in the dining chairs, dishes, decorations, living room rug, coffee table, wall hangings, bathroom linens, and entry rugs.  I also brought in an electrician and changed out the dining room light and kitchen pendant lights.  Changing light fixtures was a game changer here.

These sellers were fantastic!  I asked them to clean out their closets, rid the house of all clutter, and deep clean.  They did every last bit of it and the house looked so clean and fresh when we were done! It really does make a difference.
